The rooms have locks and keys, new, modern roller blinds (most have dual-mesh privacy and block-out blinds) and sufficient electricity and TV antenna sockets. BEDROOM 1: $290 per week rent, which includes insurance and water and internet utilities (unlimited Wi-Fi, 50 Mbps download and 20 Mbps upload, suitable for HD video and gaming). To ensure fair use, this rent excludes electricity (read below for further details). This bedroom is the largest in the house and includes a built-in wardrobe and a large 65-inch Samsung Smart TV. These extra features are reflected in the rent. BEDROOM 3: Occupied. LIVING ARRANGEMENTS AND SHARED FACILITIES: Shared facilities include the living room with a smart TV, bathroom, toilet, laundry, and kitchen, with plates, cups, cutlery, pots, and pans. A large stainless-steel fridge and freezer, a bar fridge, a dishwasher, a microwave, an oven and cooktop, a kettle, and a toaster are available. A dual washing machine and clothes dryer is in the laundry. There is a Hills Hoist clothesline out the back of the house. Ducted reverse-cycle air conditioning is available throughout the house. Guests may turn on and off "zones" in the bedrooms and kitchen to suit airflow and adjust cooling and heating. The owner divides electricity bills among occupants and invoices monthly. Electricity bills are low because the house has solar panels on the roof and a heat pump hot water system. For added security, the outside of the house is under constant video surveillance. There are no CCTV cameras inside the house. Contractors or delegated persons keep the lawns trimmed. House occupants work together to keep the house tidy. Ideal flatmates would have easygoing personalities and a good sense of humour. ABOUT THE OWNER: The owner is a property investor and a doctor who works in health and medical research. He regularly travels between Sydney and Muswellbrook. The owner often stays at the premises. PROPERTY MANAGEMENT: This property is self-managed by a responsive owner who meets tenants' needs. Maintenance requests are promptly addressed. Disagreements are very rare, but when they occur, they are managed amicably and almost always resolved without legal intervention.
